Preparation Phase

Phase #1
The first phase is the preparation phase. We will establish a price that helps your home sell quickly and for the most money. I will also provide tips for you for de-cluttering, home cleaning and repairs, and staging as needed. Photos of your home will be taken by a professional real estate photographer to make your home stand out.
Market Survey
I preview the competing listings to see how your home compares. I may call the agents of the sold listings I am using as comparables to see if there were any special circumstances surrounding their sale that I should know about, such as a divorce situation, structural problems, etc. I base my pricing recommendations both on closed sales and the current competition.
Spruce-Up House Cleaning (if appropriate)
I can arrange to have your home professionally cleaned before going onto the market.
Professional Photos
Photos will be taken by a professional real estate photographer to make your home stand out, at my expense.

Home for Sale Phase

Phase #2
The second phase is when your home is for sale. Your home marketing exposure will include:

Pending Phase

Phase #3
The real work often begins in the last phase, the Pending Phase. This means you have accepted an offer and contracts have been signed. There are inspections to negotiate, lenders to keep an eye on, and appraisers to be prepared for. Stringent monitoring of dates and deadlines is important, as is a careful review of title work.
